Licensed and active
Agents and brokerages are licensed by the state. Check the license and any complaints with your state's real estate commission.
Knows your neighborhood
Ask how many homes they've bought or sold near you in the last year, and how fast they sold.
A clear plan
Sellers: ask for a pricing analysis and a marketing plan. Buyers: ask how they find homes before they hit the market.
Fees in writing
Commissions are negotiable. Get the rate, what it covers and the agreement terms in writing before you sign.
Communication
Know who you'll actually work with, how fast they respond, and how often you'll get updates.

What's the difference between a real estate agent and an agency?+
An agent is the licensed person who helps you buy or sell. An agency (brokerage) is the licensed company agents work under — it holds the license, handles contracts and escrow, and often offers services like property management.
How much is my home worth?+
