How to choose a home builder

Six things to check before you sign a contract.

Licensed and insured

Check the builder's license where your state requires one, and their insurance. Ask for both in writing.

A real warranty

Most builders give 1 year on workmanship, 2 on systems and 10 on structure. Read what's covered and who handles claims.

What's included

Compare the base price to what you'll actually pay: lot premium, upgrades, landscaping, fences, window coverings.

Their finished homes

Walk a model and, better, a home the builder finished a few years ago. Talk to owners in the community.

Timeline and deposits

Get the build schedule, what happens if it slips, and how deposits and draws are handled.

Your own inspection

Hire an independent inspector before drywall and before closing, even on a brand-new home.

New home questions

What's the difference between a community builder and a custom home builder?+

A community builder builds a neighborhood of homes from its own floor plans on lots it owns, so prices and options are set. A custom home builder builds the home you design, usually on land you already own or buy.

Is a new home worth more than buying a resale home?+

New homes cost more per square foot but come with a builder warranty, current building codes, energy efficiency and little repair work for years. Resale homes are often in established neighborhoods with mature trees and room to negotiate.

Can I negotiate with a home builder?+

Often, especially on finished homes and at the end of a quarter. Builders are more likely to add upgrades or pay closing costs than to drop the base price.

What is a quick move-in home?+

A home the builder has already started or finished. You can usually close in 30 to 60 days, but with fewer choices of finishes.

Do I need a real estate agent to buy a new home?+

It's not required, but your own agent can negotiate with the builder and review the contract, and the builder usually pays their commission. Register your agent on your first visit to the sales office.

How long does it take to build a new home?+

In a community, about 4 to 8 months from contract to keys. A custom home usually takes 9 to 18 months, depending on design, permits and size.
